Their process stood out to us, too. Their mortgage brokers will give you a minimum of 3 lenders so you can find the most affordable rates and provide personalised strategies—and yes, they work with lots of lending partners.

Also, their advanced mortgage options are handy if you want something other than the standard offerings. We all know these aren’t so easy to understand (like tax-deductible mortgages), so it’s nice you get the right help.

While they’re ideal for homebuyers, we must mention that they have limited options for commercial mortgages.

Finally, communicating with Pinsky Mortgages has been smooth. They’re open on Saturdays and answer questions quickly.

True North Mortgage is one of our picks because they can assist with the lowest mortgage rate you can get, which starts at 2.99% through their in-house lender.

Although the low rates are nice, you might miss out on other solutions because they prioritise their lender. Then again, the low penalty calculations are solid.

Their mortgage brokers mainly cater to residential clients, especially for buying a new home, doing renovations, and requiring a mortgage renewal. These are helpful, though not ideal for commercial clients.

That said, we like how focused they are on residential clients. They even offer services for international home purchases, non-residents, and newcomers to Canada!

The accessibility also won us over—they’re open daily and offer online and in-phone consultations if you can’t go to their office. Plus, True North Mortgage has brokers who speak in other languages, like Mandarin and Cantonese.

Zahid Valli-Hasham is an independent mortgage broker in Vancouver who has a solid reputation! He’s been in the business for over a decade and has received recognition for his work—that’s a good reputation!

Plus, he offers a good number of services, such as mortgages for home purchases, refinancing, and renewal. 

Although he doesn’t have a large team that’ll enable him to cater to many clients, we appreciate the personalised service he provides. Most of his clients, at least the ones we spoke with, praised his genuineness.

Another awesome thing about having him as a mortgage broker is his access to over 50 lenders, which gives you more chances of affordable rates.

His availability is also great, as his office is open seven days a week. You can also meet at a place more convenient to you or even virtually—talk about flexible schedules!

Here’s what we like about Green Mortgage: they’re available for both residential and commercial clients. Their offerings have a decent variety, which makes them accessible!

Basically, their services focus on first-time home buyers, real estate investments, business loans, commercial lending, and renewals. Having an all-in-one mortgage broker comes in handy, especially if you require strategic solutions.

Plus, you don’t have to pay their mortgage brokers! They get compensated by the lender, so that’s one less financial thing to worry about!

It’s worth noting that they have a long list of lenders (over 60!), which makes finding the most affordable rates a breeze.

While we appreciate their good reputation in the local market, we want to note that some clients felt they could be more responsive. The good thing is that’s not a common complaint.

However, their accessibility takes a hit because their office is closed on weekends. But with their access to competitive rates, we think it evens out.

Being a native Vancouverite gives Chad Watts, a mortgage broker at TMG, the advantage of knowing the ins and outs of how things work in the city—but that’s one of the reasons we like him!

Another reason is his over 15 years of experience. During our client surveys, we were pleased to hear that his clients really loved the affordable solutions he provided—his transparency was also noted lots of times.

His services are home rental purchases, refinancing and renewals, and reverse mortgages. All these are fine for residential clients, but they’re still limited compared to others on our list.

We understand why. He’s an independent mortgage broker, which means he doesn’t have a large team at his disposal and he’s not available every day.
